A comprehensive project is generally broken down into six main phases, from the initial outline to the completion of the work. Here's a typical process:

1. PRELIMINARY PROJECT

Sketch (ESQ)
  • We meet to define your needs together. I conduct a visual study of the land and, if renovating, the building. We define the program (needs, budget, surface area, style, lifestyle).

  • Graphic proposals: sketches, summary plans, volumetry, initial architectural intentions.

  • Summary verification of feasibility (urban planning, PLU, subdivision regulations). This allows for validation of a general intention.

 

Summary Draft (APS)
  • More precise plans (floor plans, facades, insertion into the site).

  • Estimated cost estimate.

  • Regulatory compliance verification. This serves to refine the project and ensure its adequacy with respect to budget and constraints.

 

Final Draft (DDP)
  • Detailed plans and project specifications.

  • Choice of materials and construction principles.

  • A detailed estimate of the cost of the work. This is the basis for submitting a building permit.

2. BUILDING PERMIT (PC)

  • Preparation of the file (plans, sections, notices, landscape insertion).

  • Submission to town hall and follow-up of the instruction.

  • Assistance in responding to any requests for additional documents.

  • Obtaining planning permission.

3. DETAILED DESIGN PHASE (PRO)

  • Preparation of the file (plans, sections, notices, landscape insertion).

  • Submission to town hall and follow-up of the instruction.

  • Assistance in responding to any requests for additional documents.

  • Obtaining planning permission.

4. CONSULTATION AND CHOICE OF BUSINESSES (ACT)

  • Preparation of the file (plans, sections, notices, landscape insertion).

5. MANAGEMENT AND MONITORING OF WORKS (DET + VISA)

  • Organization and facilitation of site meetings.

  • Verification of the conformity of the work with the plans.

  • Business coordination and contingency management.

  • Control of payment situations.

  • VISA: validation of technical plans provided by companies. Guarantees the proper execution of the project.

6. Acceptance of works (AOR)

  • Organization of the reception visit with the project owner.

  • Preparation of the acceptance report.

  • Monitoring the lifting of reservations.

  • Assistance during the year of perfect completion.

  • The client officially takes possession of the house.
