1. Analysis of the existing situation

• Building survey: dimensions, volumes, orientation, structural condition, materials, existing networks.

• Preliminary diagnostics: structure, roof, foundations, humidity, energy performance, compliance with standards (electricity, sanitation, accessibility).

• Regulatory constraints: PLU, protected zone, ABF (architect of buildings of France), neighborhood rules.

• Inventory of assets: heritage elements to be enhanced (beams, stone walls, exposed framework, etc.).

2. Collection of the program with you, the project owner

• Clarification of needs and expectations (surface areas, interior reorganization, possible extension, creation of openings, insulation, comfort, desired style).

• Discussion of the overall budget and priorities (mandatory work vs. comfort work).

• Identification of timing constraints (e.g. occupation of the house during the work).

3. First architectural intentions

• Plans of the existing building (if available, or taken by the architect).

• Projected sketch plans: rearrangement of spaces, distribution proposals, possible extensions.

• Exterior volumetry: sketches or 3D models to visualize changes (facades, extension, opening of bays).

• Development scenarios: several variants can be proposed (economic solution, intermediate solution, ambitious solution).

4. Summary estimate of the cost of the work

• Budgetary order of magnitude by lot (structural work, finishing work, insulation, heating, etc.).

• Comparison with the project owner's budget.

• Possible adjustment of the project's ambitions.

5. Presentation and validation

• Restitution meeting

• Discussion of possible choices, constraints and opportunities

• Possible adjustments to move to the preliminary draft (APS)
